Goa’s luxury property market has changed significantly in the last five years. Buyers — whether from Mumbai, Delhi, or overseas — are making initial decisions from a screen, often before visiting the property in person. The first impression is always photographic. And first impressions, once formed, are hard to revise.
Poor property photography is expensive. A villa priced at three or four crore rupees, photographed on a phone camera with available light and no attention to composition, loses perceived value before the buyer has even seen the floor plan. The gap between what the property actually is and what the photographs suggest it is creates doubt. Doubt creates negotiation. Negotiation costs the seller money.
Good architectural photography does the opposite. It reveals what the architect intended — the quality of natural light in the spaces, the relationship between indoor and outdoor areas, the material choices, the sense of scale. A well-photographed property doesn’t just document a space; it makes someone want to be in it.
